If a man leases a field from his neighbour, and it [the crop] is eaten by grasshoppers, or blasted [by tempest], if it was a widespread epidemic, he can deduct from the rental; if it was not a widespread epidemic, he may not deduct from the rental. R. Judah said: if he leased it on a money rental, then in both cases he may make no deductions from the rental.  מציעא 9.6
המקבל שדה מחברו, ואכלה חגב או נשתדפה-- אם מכת מדינה היא, מנכה לו מחכורו; ואם אינה מכת מדינה, אינו מנכה לו מחכורו׃ רבי יהודה אומר, אם קיבלה הימנו במעות-- בין כך ובין כך, אין מנכה לו מחכורו
If a man leased a field at an annual rental of ten kors wheat, and it [the field] was smitten, he can pay him thereof. If, [on the other hand,] the wheat grown was of choice quality, he [the tenant] cannot say, `I will purchase wheat in the market [for your rental],` but must pay him thereof  מציעא 9.7
המקבל שדה מחברו בעשרת כורין חיטים-- לקת, נותן לו מתוכה; היו חיטיה יפות-- לא יאמר לו הרי אני לוקח לך מן השוק, אלא נותן לו מתוכה
